Belmont Hills — locals sometimes shorten it to just "Belmont" — is one of only three gated communities in the Villages of Citrus Hills, entered through an electronic gate, and styled as an equestrian-themed village with triple split-rail fences running throughout. It's a look no other village here has.

Behind the gate, the homes are among the newest in the community — built roughly 2002 through 2024, with new construction still infilling — predominantly single-story with two- to three-car garages, on treed lots from a half acre to just over an acre. And the location is quietly one of the most practical in Citrus Hills: Belmont Hills is the most eastern village, adjacent to Gulf-to-Lake Highway (SR 44), making it the closest village to Walmart and Lowe's and an easy run into downtown Inverness.

If you've shopped Belmont Hills online you've seen the fee confusion — portals show monthly figures that range wildly for what looks like the same street. Here's why: those published numbers blend the village association dues together with Citrus Hills club-membership charges that attach to some deeds and not others. They're two separate things, and mixing them produces a number that's true for nobody.

Here are the actual, official figures — as separate lines, which is the only honest way to show them. For 2026 the Belmont Hills POA assessment is $1,275.00 a year$318.75 quarterly, $106.25 monthly. Alongside it, billed through the same association, is the bulk Spectrum cable and internet assessment of $1,198.56 a year. Vacant lots don't carry the Spectrum portion.

We don't add those together into one number, and the portals shouldn't either. What they're folding in is club membership — and that isn't a Belmont Hills cost at all. Membership at the Citrus Hills Golf & Country Club is open to residents across the whole community at the same dues, so anyone who wants it pays it whether they live in Belmont Hills, Terra Vista, or anywhere else in Citrus Hills. It's a choice about how you want to live, not a condition of buying here. Blend it into the dues and you produce a number that's true for nobody.
