The local's overview

The northern edge of Citrus Hills — and the closest village to Inverness.

Fairview Estates is the most northern of all the Citrus Hills villages, sitting on the north side of Norvell Bryant Highway (CR-486) — which also makes it the closest village to downtown Inverness. Cross the highway and you leave the busier heart of the community behind: up here it's lush, rolling, wooded one-acre estates, with real space between neighbors and a canopy that makes the streets feel more like countryside than subdivision.

That combination is why Fairview has always drawn two kinds of buyers at once: growing families who want room, and active retirees who want privacy without giving up proximity to the Citrus Hills amenities, shopping, and medical corridors a few minutes south. The village was platted with 547 homesites, and it's still a blend of completed homes and wooded building sites — so you can buy an established home under the oaks or pick a lot and build.

If a buyer tells us "I want an acre, trees, and elbow room — but I don't want to be twenty minutes from a grocery store," Fairview Estates is the first village we drive them through.

With acre lots, the spread between homes is wide — a well-kept estate under mature oaks and a dated home on the same street can be $200,000 apart. Pricing here is a lot-by-lot judgment call, and that's exactly the kind of call a local team makes well.
