Greenbriar is the condo and townhome village of Citrus Hills, and its location is its calling card: it sits directly across the street from the Citrus Hills Golf & Country Club. Greenbriar II alone counts 130 units spread across a sprawling green area with majestic oak trees, tucked between private homes, the golf course, the club's casual dining, and the Tiki Bar (club membership required for those amenities). It's a peaceful setting with plenty of parking — and for buyers who want to own inside Citrus Hills without an estate-home budget, this is the door in.

County records show Greenbriar was built out as roughly 21 separate condo phases, recorded in the mid-1980s, and the community is governed today by two separate associations — more on that below, because it matters to your fees and your documents.

Greenbriar holds two very different homes behind one entrance sign, and they should never be lumped together — not in a showing list, and definitely not in pricing:

The condos

One story · roughly 998 sq ft

Compact single-level living — the most affordable way to own in Citrus Hills. If a Greenbriar unit is around 1,000 square feet on one floor, it's a condo. No condo here is 1,300 square feet.

The townhomes

Two stories · roughly 1,300 sq ft and up

Larger two-story homes, and on the hillside a small number — roughly 8 to 15 — of big three-story townhomes with basements, a rarity in Florida. These live and price like a different product entirely.

Why does this matter? Because a price-per-square-foot average that blends the two is meaningless. When we price a Greenbriar unit — buying or selling — condos are compared to condos and townhomes to townhomes, period.

The rules, in plain English

The one rule every Greenbriar buyer must know: no dogs.

Citrus Hills is generally a two-dog community — except Greenbriar. In the Greenbriar condos, dogs are not allowed; house cats are allowed. For a lot of buyers that's a dealbreaker, and we'd rather you know it on day one than at the document-review stage. As with any association rule, we confirm the current, recorded version before you commit.
